Using this website
The information here — the Pest Library, the guides, the compliance pages — is provided to be genuinely useful, and we have taken care to get it right. It is general information about pests, wildlife and Wisconsin rules, not a substitute for an inspection of your property, and not legal advice. Conditions vary building to building, which is rather the point of having someone come and look.
Quotes and scheduling
We quote before we work. Quotes are based on what we can see at the time and on what you tell us; if the job turns out to be materially different once we are into it — a larger infestation, structural damage nobody knew about, access that is not what was described — we will tell you before doing extra work rather than after.
Some work depends on conditions outside anyone's control. Bat exclusion in Wisconsin is legally timed around the maternity season and cannot simply be scheduled for a convenient week. Exterior treatments depend on weather. We will explain when that applies.
Access and preparation
Effective treatment usually needs access to the areas involved, and some jobs — bed bugs especially — need real preparation before we arrive. Where preparation is required we give you the list in advance and in writing. A treatment that fails because the property was not prepared or could not be accessed may need to be repeated at additional cost.
The guarantee
Our guarantee is defined in one place, with its covered pests and its exclusions written out: see Our Guarantee. Every use of the word “guaranteed” on this site refers to those terms and nothing broader. We do not offer a “lifetime” warranty and we explain why on that page.
No long-term contract
Quarterly service continues until you tell us to stop. There is no lock-in period and no cancellation fee — see No Contracts.
Payment
Payment is due as agreed when the work is quoted. Commercial accounts are invoiced Net 30.
Licensing and insurance
Work is performed by a licensed Wisconsin Commercial Pesticide Applicator, certification #103689. The business carries general liability and workers' compensation insurance; a certificate is available on request. Limits
Pest and wildlife work reduces and controls populations; no honest operator promises a permanent guarantee that nothing will ever return, because re-invasion from surrounding land is outside anyone's control. Our responsibility is limited to performing the agreed work competently and to honoring the guarantee on its stated terms.
Governing law
These terms are governed by the laws of the State of Wisconsin.

If these terms change we will update this page and the date at the top.
